UTOE “Serristori” Recovery Plan

The project concerns the environmental-landscape, agricultural and tourist-receptive enhancement of an area located along the Tyrrhenian coast in Castagneto Carducci.
The plan for these areas highlights the structural layout of the landscape, divided by homogeneous bands, and its main natural and productive features, considering these values as design principles, with the intention of reconciling conservation, environmental and tourist enhancement and quality agricultural production.

The proposal has been conceived on the basis of the environmental requirements defined by the structural plan and the town planning regulations concerning the themes of landscape values safeguarding, compatibility of the works with the protection of botanical and forest heritage, reduction of hydraulic risk, energy and water saving.
Special attention is paid to accessibility issue, with reference to slow mobility.

The aims include also the preservation of the most sensitive natural areas such as dunes, coastal vegetation, pine forests, wooded areas and the connection of these environments with the existing agricultural portions. Equally important is the protection of the hillside agroecosystem, in order to strengthen the biodiversity of the ecomosaic.

Farms producing agri-food and wine excellences enable a close relationship between production-consumption-sales. These relations generate an integration between touristic settlement and agricultural activities. The implementation of the Plan is not only a farm management system for productive agricultural purposes, but also a model of environmental protection where richness and biodiversity of the biotopes guarantee an ecosystem of greater stability.

The building interventions to be located in the coastal wooded areas, conceived with reversibility requirements and concentrated in pre-existing portions so as not to change the general landscape layout and not to compromise other areas of the territory, have a “punctiform” character; they are not perceivable from the outside, thanks to the compactness of the woodland and the progressive closure of the tree crowns. They are conceived as a modern reinterpretation of the “scattered houses”, as well as being equipped with a cogeneration system that would allow the combined production of electrical and thermal energy. The system would be able to tri-generate the three different types of energy: thermal, cooling and electrical, using wood and the proceeds of forestry-agricultural activity as the only energy resource.
